WEATHERLY

Home / We Buy Treatment Centers

We buy treatment centers.
Debt, findings, and all.

Detox, residential, PHP, IOP, residential mental health. The problems that make other buyers disappear are usually the reason Weatherly is still on the phone, and well-run facilities sell here too, on a faster and simpler path. Committed capital, an NDA before anything moves, and a written answer in days.

01 — The difference

Operator buyer vs. fast money

Every "we buy facilities" pitch sounds the same. Four questions separate them.

01

Can I check the price?

Ours is built from your own census, collections, and debt schedule, on paper, line by line. Take it to your accountant.

02

Who pays my debt?

The structure does. Advances retired or settled, liens released, vendors brought current at closing, instead of chased out of your proceeds afterward.

03

Does my license survive?

State change-of-ownership filings, payer re-enrollment, and accreditor notice get sequenced by people who have done them, so the thing being sold is still licensed and contracted when it changes hands.

04

What happens to my people?

Weatherly buys facilities to run them. The building stays staffed, the referral relationships stay warm, and employees hear a plan on day one instead of a rumor.

02 — The process

Call to close

Four steps, start to close.

01

A 30-minute confidential call

Levels of care, bed count, payer mix, what's owed and to whom. NDA first if you want one.

02

A 2-day onsite

Run by operators, on the units and with the charge nurses, not from a conference room for a quarter.

03

A written assessment, yours to keep

What's broken, what it costs you, and our proposal, engineered around your goals: a full buyout price, a rollover, or a shape in between.

04

A close that closes

Committed capital, no financing contingency. The commitment you get is the commitment that funds.

03 — Fair questions

Before you call

What sellers ask us first.

Who actually buys the facility?+

Weatherly Operating Partners, with capital committed in every deal. No fund approval, no lender behind us, no financing contingency. The firm is led by principal Shlomo Smith, a working operator with a multi-state, Joint Commission accredited behavioral health platform and deals closed in New Jersey, Pennsylvania, Massachusetts, Indiana, Ohio, and Texas.

How fast can you move?+

A 30-minute confidential call first. If both sides want to continue, a 2-day onsite by people who run facilities, then a written answer in days. Distressed situations die in ninety-day data rooms; this process is built to avoid them.

Do you only buy struggling facilities?+

No. Distress is the specialty because few buyers can handle it, but retirements, successions, and clean exits are some of our favorite deals. A healthy facility means faster diligence and a price that reflects a business that works.

Do you buy facilities with debt, liens, or compliance problems?+

Frequently. Advances, liens, payer clawbacks, survey findings, slipping census are all workable, and so is a facility with none of them. Debt gets handled inside the structure at closing, and the change of ownership is sequenced so the license and payer contracts survive the transfer.

What if I don't want to sell everything?+

Then we structure around it. A controlling stake with your equity rolled into the recovery, a staged exit, a note bridging a valuation gap. The written assessment puts numbers on each shape that fits, so you decide with the math in front of you.
